Have you thought about these 6 things while planning your home extension?

Opting for a home extension is more cost-effective and convenient as compared to going for a bigger apartment. Whether you need it as an extra bedroom or workspace or to extend a particular room, it creates a win-win situation for you. You meet the requirement without the need to shift to a new neighbourhood. It saves you from all the hassle that comes with searching for a new property.

However, going for a home extension can get pretty messy if unplanned.  While you are at it, here are some things that you should definitely give consideration. For extensions in Edinburgh, get in touch TT Construction. We provide every type of service from A to Z and at prices that suit your budget.

1. Have you done a double-check with building regulations?

This is the first thing that people tend to forget while planning a home extension. Building regulations can vary according to the place you live in, the space your extension covers, type of extension etc. You should also keep in mind the site insurance. You may think that your home insurance would cover it but many home insurances do not account for home extensions so you might want to get site insurance separately. Make sure you cross-check with regulations in order to avoid any future troubles.

2. How will you finance the extension?

Will you be spending from your savings account or credit or will you take a personal loan or second loan? Whatever the case may be, you should make sure that the funds should cover all the expenses.  If you are planning to hire a builder, make sure that you take a quotation from him rather than an estimate. You should not have “just” sufficient funds to make through but more than that to be on the safe side.

3. Have you set a time frame?

It is important to have a realistic and practical time frame in order to get the construction smoothly done and to avoid any unnecessary hassles. Sit with your builder and discuss when you want the work to start and how much time will it take to finish. You should not only be concerned about the finishing and starting of the project but also what work will be conducted at what time so that you will know if the work in being done on time when it finally starts.

4. Can you cut the cost anywhere?

Now, this is a very important question to ask. Go through the nitty-gritty of the project with your builder and analyse if you could save money somewhere. Some things do feel like a priority during the start but as you are near to the finish, you may find it be an unnecessary expenditure or an avoidable luxury. So, it is better to think before you act.

5. How will it connect with the rest of your house?

This is one of the most important aspects of designing a home extension. You have to work out a way of attaching the extension to the house, which saves you space and does not disorientate the overall interior design of your home. Avoid through rooms as this space is generally gone unutilised.

6. How will heating and electric supply reach your extension?

This is the factor that will decide whether your undertaking of building a home extension has truly been successful or not. Find out if your current boiler system is sufficient for heating an additional space. If not, you should consider adding a second system. You may also have to add an additional powerpoint for the electric supply. Have an expert to guide you through it.
